Never, never hire "Hanks painting" , he is a scam. He charged me 1800 for an 800 sqft house, with the agreement of painting the gutters. He not only didn't paint the gutters, the paint of the walls and front door is pealing off. He did not sand the door and the wall color is washing off. His people don't know the work and he much less than them since he painted the door.

Recently I had the outside of my home painted. The contractor wrote a good contract, but I failed to realize that some things were not in it. It reminds me of the car dealer who offered a good price on a new car but failed to mention that it did not include tires. My contractor failed to specify that lattice under a porch was included. When coverage is difficult to estimate, add more rather than less. You can always pour the leftover back into cans. For large jobs, use the bucket and a roller screen rather than a roller tray. It’s much faster to load your roller with the screen than to use a roller pan. Simply dunk the roller into the paint bucket, then roll it along the screen until it stops dripping.
Spills and spatters happen, regardless of how careful you are. It’s a lot easier to pre- pare for them than to wipe them out of your carpeting or off your wood floor later. All it takes is canvas drop cloths in your work area (a 4-ft. x 15-ft. cloth costs $15). The thick canvas stays in place, so you don’t need to tape it, and you can use it to cover any surface. Plastic drop cloths are slippery to walk on or set a ladder on and don’t stay in place. Even worse, paint spills on plastic stay wet, and they can end up on your shoes and get tracked through the house. Canvas is slippery on hard floors, so rosin paper ($10 for 400 sq. ft. at home centers) is better over vinyl, tile and hard- wood. Tape the sheets together and to the floor to provide a nonslip surface.

Depending on just how dirty the outside of your house is and on the house's size, there are two ways to approach this job. If you live in an average-size house, use a garden hose with a carwash brush attachment to bathe the big areas. For caked-on dirt, use a scrub brush or a sponge and a pail of warm water with a good, strong household detergent in it. Work from the top down, and rinse all areas where you scrubbed with water.

Obviously, pros have more experience than the average homeowner, but they also know techniques and tricks that make them better painters. We asked six pro painters to share those secrets. They probably kept a few tips to themselves, but they provided us with more than enough to help you work more efficiently and get better results. Some of what you'll read may surprise you. For instance, their secrets won't cut painting time. Painters spend two to four days on an average-size room. That's how long it takes to prep, prime and paint correctly. It's more work, but when you stand back to admire the results, you'll agree it's time well spent.

A good paintbrush is key to a professional-looking finish. "A quality brush costs $15 to $25, but you'll discover that pros aren't as talented as you thought," says Doherty. "The equipment has a lot to do with their success." Most of our pros prefer natural-bristle brushes for oil-based paints, but they recommend synthetics for all-around use. When choosing a brush, pay attention to the bristles. Synthetic brushes are made of nylon or polyester, or a combination of the two. Poly bristles are stiffer, which makes them good for exterior or textured work, but for fine interior work, Doherty uses softer nylon brushes. Look also for tapered bristles, which can help you work to an edge, and flagged tips, which help spread the finish smoothly and evenly. Brushes are available in 1- to 4-inch widths. Most painters keep an arsenal on hand to match the job. "Use common sense," says Maceyunas. "A smaller brush gives you more control, but no one wants to paint a door with a 1-inch-wide brush." Doherty recommends starting with a 2- or 2-1/2-inch sash brush. The angled brush makes it easier to cut to a line and puts more bristles on the work than a square-tipped brush.

A house painter is responsible for painting the interior or exterior walls of a home. As a house painter, you must take great care to ensure that you do not damage any existing furniture or flooring by placing protective covers over important items in the house. You may have repair duties as well, helping to fix small holes or blemishes prior to painting them with brushes or rollers. While experience is not always necessary, you should have a keen eye for detail and brush skills.
Paint gets more expensive as you go from flat to gloss. The difference is usually around $1 per gallon per sheen upgrade. Flat is the cheapest, then matte flat or eggshell, satin, semigloss then gloss. Paint also gets much more expensive the darker it gets. A white or neutral paint color can be as much as $20 less expensive than a deep base red or blue.
The only time it's acceptable to mix water in the paint is when you're using a deep or ultra deep base paint to reduce its stickiness, which is rare with new paint technology. If i was still in the industry I'd take the time to make a better article than this. Take this for a grain of slat. Use a reputable painter or someone you know you can trust or has been referred to you by someone you trust. I wouldn't hire anyone I had to watch like a hawk to make sure they're not screwing me.
As a former professional painter, something that drives me crazy is when I see painters cut in around wall plates. First of all, the amount of time that it takes to cut in is usually much longer than the amount of time that it takes to simply remove the wall plate. Secondly it does not look nearly as clean as it does when the wall plate is removed and thirdly it can invariably leave paint on the wall plate itself which also looks sloppy. Make sure the painter takes them off and then reinstalls them. It's less time.

It addressed specifics like the condition of the dry wall surfaces, any additional repairs such. pin holes, chalking, smoothing of wall surfaces, absorption of paint and number of coats that may be needed. It should also include insurance coverage, and reflect the clean-up afterwards. Having a written contract with the company's letterhead is a must.

As an owners rep and former estimator for a gc i do expect to pay a reasonable deposit say 10 percent and then weekly progress payments. I am asking the painter to book his time and to do the work on my schedule. Most painting companies are not huge operations they will pay their staff weekly. For most repaints i ask for one tinted primer coat and one finish coat for 100 percent coverage. New work gets one tinted primer and two finish coats for 100 percent coverage. The cost of the paint is not really that different for colors or finish. Brands like european fine paint and C2 are more expensive than Ben Moore and sometimes more difficult to roll based on their consistency. Some home depot brands are as expensive as the Ben Moore and of equal quality others aren't. Red paints are notorious for number of coats required and special priming requirements.
For interior jobs, make sure you've cleaned all of the awkward spots, including behind the toilet, and picked up any knickknacks that might get in the way (e.g., soap containers, loofahs, and kitchen organizers). Removing the switch plates and outlet covers from the walls also goes a long way toward speeding up painting time—and painters' time is (your) money.

In some cases, professional painters may include additional charges for specialized equipment that homeowners can't purchase on their own. Because professionals have licenses and access to such equipment, it's simpler to let them get those themselves. Can't speak highly enough of the service we received from James and his team. I did my due diligence and met with 3 painters. If I'd have met with James first, I might have skipped the other meetings. He talked me out of some extra work that wouldn't have come out the way i'd envisioned and showed me a packet full of successful projects, happy clients that dated back to the 1970s. I'd already researched him and figured that while he was amazing, he'd be most likely be the most expensive, especially after how prepared he was in the meeting. When he sent me the quote and I was stunned, 5k cheaper than the second ranked painter on Yelp. When the workers came they took care of all the stuff I'd seen other reviewers mention, removing old phone lines, some stucco work, but one thing I didn't expect is that one of my awnings had some dry rot that I'd planned to get fixed. There was slight language barrier but the workers took it into their own hands to saw off and repair the awning before painting it. Wow! I am a small business owner myself and understand that it can be exhausting to maintain a high level of service and care for your customers over time, but it's clear that James is still very dedicated. This means that there's only one coat of paint or the paint was diluted or the trasition of colors were from light to dark (or the other way around) and primer was not use or the painter is inexperienced.
FIRST: Unless you can stay in business painting 1 bedroom at a time for $500-$1000, which you can't, then you will be taking on several thousand dollar contracts that require thousands in Labor and Materials to fulfill the order. Multiply that by 3-4 jobs at one time or in our case 15-20 jobs at a time, YOU NEED TO TAKE DEPOSITS!!! It is horrible business not to take deposits. There are many jobs where its not possible to get a deposit and that is built into or pricing accordingly. If we are not getting a deposit, there is a finance charge built in, contractors are not banks. If you don't have a good feeling about a deposit, your hiring the WRONG CONTRACTOR. Hire people you know or well established businesses.

I used to work at Sherwin Williams. The best thing to do is specify that you will purchase your own paint. If the painter objects strenuously, he was plaanning on making money in the ways this article outlines. You might pay a few dollars more for paint, but you will have control of the quality of what goes on your walls. Never skimp on paint quality.

Since dirt can affect the smoothness of a surface area -- and therefore paint's adhesion to it -- use soap to remove any dirt or stains. Make sure there's no soap left on the walls when you're finished; also make sure to remove any gloss with sandpaper and vacuum up the leftover dust.

Did you even read the article? It was specifying UNSCRUPULOUS painters! And, by the way, the photo at the top was not identified at all. How would anyone know whether it was done by a homeowner or not? Also did you ever stop to think that if a consumer has the knowlege to spot a dishonest contractor then by default he also has the knowlege to identify an honest one as well? And, pardon me, but just because you've never seen something has absolutely nothing to do with whether it has actually happened to someone else. Why would any honest business person be so defensive about the publishing of such useful information? If any painters/painting contractors object to a consumer having this kind of information maybe they are the dishonest ones!

This article is outdated. Deep based colors were an increase in price back in the 90's. Most stores have a standard price for all colors now. The problems the author are citing are outdated and rarely happen. This is the 2nd time I've seen this article being emailed out, it's irresponsible of angies list to keep sending out this poorly written and inaccurate article.

You've got me very afraid now, I've been taken in a couple of times since I moved here. They take advantage of me because I am a single woman, not exaggerating! From gardeners to inside work. • One room or the whole house? Applying one coat in one room is a reasonable DIY Saturday project (especially if you have help and beer). Multiply the time spent moving furniture, prepping walls and sanding old trim by the number of rooms in the house, and you might want to hire real help. It's the same outside. You can probably tackle one shady garage wall that needs a little scraping and sanding plus a coat of paint, but covering all surfaces of the house is usually best left to a pro.

The total amount the customer pays you, minus all of your expenses is what you are left with – this is your pay. We don’t care about the initial startup expenses, we care about the expenses per job. Second coats on similar colors are almost never recogicnized as being needed until the coat is applied and has dried. ONLY THEN WILL YOU SEE WHETHER IT NEEDS A SECOND COAT or not. Yes, painters can use a cheaper paint then what you paid for. That is solved by getting your own which, I would charge extra for because I will always have to go get more, or add second coat because home owner tried to skimp on paint, or they got the wrong color etc...

Started out funny, got kind of hapless, but at least one painter became sucessful. Actually John's dry sense of humor was present throughout the book, but just not as much as in the beginning. I am just about to start a painting and minor maintenance business and I must say, this book does not make me want to go rushing into it enthusiastically, but I am going to do it anyway as my business model is sole proprietorship and not a bunch of painting employees working together in one company. Lots of great painting tips in the book, but nothing compared to the wealth of information on John's website.

Not only do I agree with what you are saying; but, I will not use Angie's List for referrals again. Their "A" rated painter did some of the exact things they are now warning against; however, they are still rated "A". I sent in a review and it took eight weeks to post it. They allowed the contractor to lie about what happened as a response. I had proof and photos. Angie's List is a scam; instead ask neighbors and friends for referrals!

You can use the spray cleaner while working from a ladder -- although scaffolding is better -- but practice at ground level first; the force of the spray against the house could knock you off a ladder if you're not careful. Some of these machines come with separate containers you can fill with cleaning solutions or anti-mildew solutions. Sprayers are so powerful that ordinarily you probably won't need to use a cleaning solution; if you do, remember to rinse the surface with clean water afterward.


I would never suggest that one of my clients buy their own paint because A . Paint is heavy, takes up a lot of room needs to be left in it clean dry area and I hate to put a client to work when they are trying to hire me to do their job.
I really enjoyed this first book of the House of Comarre series. The heroine Chrysabelle is a comarre, which is described as a geisha for vampires. Her patron ends up dead and she goes on the run to avoid being blamed for it. She ends up meeting the other main characters Mal, Doc, and Fi after her escape. This story has all the usual supernatural elements like vampires, Fae, and shapeshifters but they aren't used in a generic way. The Fae in particular have some unique characteristics, and the hidden vampire society that Chrysabelle lived all her life in creates an enigmatic and fascinating background, and at times setting, for the story. Mal has a tragic backstory that gets revealed over time, and the way his, chrysabelle's, Fi's, and Doc's lives are (and become) connected will surprise you and is fascinating to read about. The evolving relationships between these four are really at the heart of the story and are what makes it so good.
