Every pro painting contractor truly worth their salt would and should cut and paste exactly what you say here about where customary and legitimate practices and expectations should be in regards to what customers should expect from contractors and how contractors should professionally deal with their customers. My husband has been a professional painter over 30 years. He prides himself in his high level of work ethic and customer satisfaction. He stays up to date on techniques and finishes. He gives Very detail and accurate appraisals with contracts. At an alarming rate, as he starts to finish the last day or the day before, the client starts nit picking and being disrespectful towards his work when every day prior to that, they were very pleased, as he request ongoing satisfaction throughout the job. Then they don't to want pay remaining balance, bicker about final cost, or stop payment. He has a crew he has to pay whether the customer does or doesn't honor the contract as well as our own household expenses. Wasted time ,labor, money and effort lost. Now how do we fix this? Remind yourself and clients that a contract is based on honor.
Plan the budget. Costs will vary greatly, depending on price and quality. Choosing mid to upper-grade paint, expect to pay in the area of $350.00 in paint alone for a 2000 sq. ft. house. Add another $100 to $200 in brushes, rollers, pans, tape, and other materials. Don't forget food, if you plan to feed your workforce. When it comes to materials, not all paints are equal. Some truly cover with one coat, some say they do but don't. Your costs will double if you have to apply two coats to everything, so buying the cheaper paint might cost more in the long run. Trust your paint professional salesman (to a certain degree) to tell you which paint to buy. You can generally go cheap on primer, expensive on top coats.
If you decide to hire help, have several contractors inspect the job and provide proposals. You'll probably find huge price differences for the same job. There are cases where apartment complexes allow you to choose from a color wheel of neutral hues before you move in. Over the past four years, I have had Scott's Painting Company complete several interior and exterior painting projects around my home. My number one goal when completing any home improvement project is quality workmanship and dependability. Mr. MacWhinnie and his company definitely uphold both of these standards and always surpass my expectations. I feel confident having them complete any project in my home knowing that the project will be completed with care and attention to detail.
I disagree with your criteria to hire a painter. A prompt returned call is nice but does not indicate the quality or fairness of the painter. As far as a written estimate, that should be more of a qualifier for the bid versus an evaluation criterion. I'm not sure one would have favorable results by hiring a painter on this basis. As far as the bidding process, change orders should ONLY be used if the customer requests additional scope (PMP 101). Angie's list should consider asking reviewers if/how much they were told to pay compared with the estimate. Unfortunately, there are a lot of contractors that are unethical and need to be accountable.

Wow, James Lee's painters are amazing- David and his team were professional, worked incredibly fast, did not make mistakes, and even did some extra work for us free of charge. This is one of the best businesses I have ever found through yelp over the last 10+ years. We got three different bids to paint our home and James Lee's was significantly lower than our highest but also quite a bit more than our lowest (although I do believe the lowest bid painters were planning on painting much less & cutting some corners). James gave us the most professional & comprehensive bid we received, just as others have mentioned. He had a wonderful portfolio of work and I am so glad we chose his painters for our home. Apparently James Lee gets a price cut from Dunn Edwards Paint because they purchase A LOT of paint and it 100% felt like this discount was passed on to my family.

I turn away any job when the client refuses to pay anything up front. It sends a red flag. I also charge a scheduling fee which is non-refundable. I get 33 percent when I show up and begin work. Another percentage halfway through, and the balance upon completion after client is satisfied. There needs to be skin in the game for both parties as a measure of good faith. If you are dealing with a reputable company (did your due diligence, right?) why wouldn't you want to pay something as work progresses? We do this not only because we love to paint but we require cash flow to stay in business. There is not always 'money in the bank' as you suggest. It's tough these days. The suggestion buy 'Kim' 'Never pay a contractor a deposit' is nonsensical.

As you walk through your lighted rooms (preferably day light) see if the new coat has light spots showing the precious paint. This is call "bleeding through". This means that there's only one coat of paint or the paint was diluted or the trasition of colors were from light to dark (or the other way around) and primer was not use or the painter is inexperienced.

Keep in mind that color can impact the way a room appears in many ways. Light colors may help brighten a darker space. Cool colors will recede visually from the eye, and make a small space appear bigger. Warm colors contract visually, which can make larger spaces appear smaller or more cozy. Combining cool and warm tones in one room - like with accent walls - can visually change the shape of a room, making rectangles look more like squares.

This article on behalf of Angie's List is totally asinine! I was under the impression Angie's List was only carrying "legitimate" contractors with established reputations. This article written is primarily referring to bottom feeding, one man band operations, trying to hustle for a paycheck.
I hired Scott’s Painting Company to paint my disaster of a laundry room/bathroom. The wallpaper still needed to come down and the drywall was falling apart in spots. Scott and his team were wonderful. They fixed everything and painted the entire room in one day. They worked extremely fast and were very friendly. Scott listened to everything I wanted and it was all done perfectly. Scott was very prompt on phone calls and setting up the work. I would recommend his company to anyone. Some proposals simply say to paint the walls and ceiling and never specify the number of coats to be applied. If the colors are similar enough, it's possible to get away with one coat of paint and not discount your pricing. No matter how hard you try, tiny, pin-sized air holes will pop exposing the original walls. This may not bother you if you can't notice it, but principally speaking you should have paid your painter less for the work.
I needed to get my house on the market as soon as possible, but also wanted it to look really good. These guys were great to work with. They worked around us and the contractors who were doing work in the house. They completed each bedroom in a day so we could sleep in them at night, and the house never smelled of new paint - it just looks clean and fresh, and so much brighter than before. I will definitely call these guys again for my next painting project.
We had a bad experience with an interior painter years ago, with the crux of the problem being him overcharging us at the end for "extra work" he didn't anticipate. One thing I'd strongly recommend is making sure it's in the contract that any additional work or growth work is estimated and communicated to the owner as soon as it is identified, otherwise the owner is not liable to pay it at the end.
Some contractors work on time and material others on a firm contract. I would never hire the former and am leary of the latter. A contractor may low-ball a bid to get the job planning to make a killing on change orders. If you say good morning to them, they charge you extra for that. If the contract is not very, very specific and extensively fleshed out or if they display their change order schedule prominently on top, show them the door.

Sorry it is difficult to trust almost anyone in the trades. It is easier to do the work myself and not deal with strangers in and around my house. When I have to hire someone I tell them up front that I'll be checking every detail, pay extra to purchase the materials myself, and if they don't want the job - well good! I always fine someone who will work with me as I pay a bonus for that.
Maybe you've just moved into a new home, and you haven't got around to buying brushes and rollers yet. Perhaps you're worried that your brush-skills aren't that good, and you won't achieve that professional-looking finish that you’re really going for. Handy professionals will turn up with everything they need to get the job done, from ladders and brushes, to rollers and tarps. You just have to provide the interior paint and primer!
Even if you go it alone, specialize to keep your initial investment low. If you do only interior painting, for example, you might get by with one ladder, a few brushes, rollers, basic hand tools and such, for an investment of less than $300. Again, you can add to your tools as you need to (every job is a bit different), and parlay profits into the equipment necessary for exterior painting or working on large commercial properties.

I agree with you Richard, as a painting contractor for very many years, people are always looking to get more and more out of you. I had to give an estimate to a lady a few weeks ago who had more stuff around her home than a thrift store including heavy furniture, stuff all over the floor and junk everywhere. I knew if I accepted the job id be a furniture mover and cleaner. I also agree this article makes it seem like the contractor is out to rip off the customers. Fact is I always leave doing more work than agreed upon. It doesn't bother me since the customer is always satisfied. Just saying

Chrysabelle: Our protagonist - who sadly suffers from a bit of first-book awkwardness. Like so many urban fantasy heroines, Chrysabelle hasn't really settled in as a character. She's over 100 years old, trained to be a graceful, well spoken companion to the upper echelon of vampire society. I would expect her age and training to make her someone self-contained, wise, and socially savvy. What we get is a more standard sort of bad ass urban fantasy vixen with a bit of a temper, a tendency to flare up at people, and a "slice first ask questions later" mentality. Sound familiar? Yup she's like many other urban fantasy chic out there - which works and it's certainly an enjoyable archetype, it just doesn't make sense to me based on her age. I also didn't get a strong sense of her phycology - why she is the way she is. Her internal monolog didn't reveal enough. Because of this, I didn't feel as attached to her as a character. Things I did appreciate about her - she's open minded, loyal, protective of those she cares about. She doesn't turn her back on friends. I did actually come to like her, I just didn't feel close to her as a character. I expect this will change in later books - And the male lead, makes up for any lack I find in Crysabelle.
Safest way to ensure that everything is fair is to get it ALL in writing , signed by both parties. Specify each item that needs repair. Also, BUY the paint YOURSELF. That way, there is no incentive to water it down, and you KNOW that you are getting the grade/quality you actually purchased. Don't be penny wise and pound foolish; if you are paying to hire a painter, buy the best paint that you can afford, to ensure maximum life of this home improvement.
Steve, not only did you come off with an edge regarding the article written for Angie's list but you came awfully close to being slanderous. The article was written if you will have read his bio by a very well established professional painter. The issue regarding the deposit was put in question by a responder. I have read your response in full as you suggested, and companies as large as yours are just as likely to use the tricks of the trade as the small guy as you suggest, if not more so. A large company has less oversight and workers get lazy with the boss not looking over their shoulder. I have had experience in this area, and thought that i was dealing with a very reputable company that had been recommended by a couple friends, my insurance company, and my adjuster who had dealt with the company. I had terrible problems with the company, who do full restorations and like your company paint in all areas. To finalize your statement that Established businesses do not cheat customers is completly false and is a very misleading statement. I am suprised that Angies list allowed you to post such an outragious comment. All you have to do is look in the Civil lawsuits section of the Established businesses that are being sued or are under investigation for fraud and cheating their customers!
