We needed the exterior siding and the bay window at the front of the house painted. Home Painters were able to schedule the work a week after meeting with Sam. Sanding not only feathers out chipped paint but also provides "tooth" for the next coat of paint. For glossy trim, use a sanding sponge rather than sandpaper. Sponges mold to the shape of the trim and last longer than paper. When applying latex over alkyd paint or when he is not sure of the original finish, Brian Doherty, a painter in Richmond, Virginia, follows the hand-sanding with liquid sandpaper to make sure the surface is completely deglossed to prevent incompatibility problems. "I've seen homes where latex was used on oil-painted trim, and the paint started to peel in less than a year," says Doherty.

I was a painting contractor for many years and never asked for a deposit upfront. A good contractor should have great credit with his suppliers and an even better contract if the deal should go south before the job is done. Get to know your customer and explain how each paint covers so they understand fully before you have to apply 3 or 4 coats. If you didn't bid your job right and the client has already signed the contract then that is on you not the client. Yes I haven had to eat the difference but the client was happy and a return customer for years so I made up for it.

When painting a carpeted room, keep in mind that paint will soak through drop cloths. This is especially true of the cheaper, lightweight cloths. It helps to tape masking paper to all of the base boards before laying the drop cloths. Tuck the edges of the cloth under the paper--this will help keep it clean. You might want to invest in a hand-held masking machine--they make the job go much faster. Even after taking these precautions make sure to clean big drops or spills before they soak through and before you step on them!
Sand the trim with a fine-grit sanding sponge. Sponges get into crevices where sandpaper can’t go and let you apply even pressure. Then apply the first coat of paint, let it dry at least 24 hours, lightly sand it again for a completely smooth surface, and apply the second coat. After each sanding, vacuum the trim, then wipe it down with a tack cloth to remove the dust.

When the workers came they took care of all the stuff I'd seen other reviewers mention, removing old phone lines, some stucco work, but one thing I didn't expect is that one of my awnings had some dry rot that I'd planned to get fixed. There was slight language barrier but the workers took it into their own hands to saw off and repair the awning before painting it. Wow!

This painter Scot never came and finished the job. Texted me at 6:30 in the morning saying that he isn't able to do the job I gave him. I would not recommend this painter to anyone. I will make sure everyone I know won't use this guy. He is the worse business owner I have ever met. I don't know how he is in business. Be very careful of this guy Scot. Don't trust him and don't pay him for anything for any work.

Another percentage halfway through, and the balance upon completion after client is satisfied. There needs to be skin in the game for both parties as a measure of good faith. If you are dealing with a reputable company (did your due diligence, right?) why wouldn't you want to pay something as work progresses? We do this not only because we love to paint but we require cash flow to stay in business. There is not always 'money in the bank' as you suggest. It's tough these days. The suggestion buy 'Kim' 'Never pay a contractor a deposit' is nonsensical.

Wow, James Lee's painters are amazing- David and his team were professional, worked incredibly fast, did not make mistakes, and even did some extra work for us free of charge. This is one of the best businesses I have ever found through yelp over the last 10+ years. We got three different bids to paint our home and James Lee's was significantly lower than our highest but also quite a bit more than our lowest (although I do believe the lowest bid painters were planning on painting much less & cutting some corners). James gave us the most professional & comprehensive bid we received, just as others have mentioned. He had a wonderful portfolio of work and I am so glad we chose his painters for our home. Apparently James Lee gets a price cut from Dunn Edwards Paint because they purchase A LOT of paint and it 100% felt like this discount was passed on to my family. David and his painting team were able to start working even sooner than they had told us originally and they finished much faster than we expected. This was so helpful to us since we were able to start moving things into our new home once they completed their work. We are so happy with the paint colors we chose; David made it easy for us by painting 3 different samples on the outside of the house to help us look at them as the light changed on the house for different times of day. We loved that he offered this to us since we were having trouble picking between 3 different shades of green. David took so much pride in his work and was really wonderful about communicating with us each step of the way. His crew painted the interior AND exterior of our home in maybe a week or less. I love how they painted our pipes outside of the house to match the colors- I'll attach a picture to show what I mean. Their attention to detail was fantastic! They seriously did not miss a spot and there was zero paint in any place that it wasn't supposed to be! Not only did they paint our home- they also helped reattach a drain pipe that had partially come off the home, removed a small bee or wasps nest hanging off a side of the roof (this was SO nice of them and totally unexpected), and painted over some railings that were in serious need of TLC but were not included in our quote (we didn't ask for them to be painted when James came to meet with us). David asked my husband first about the railings and only painted them when he gave them the okay- it looks so much better and we appreciated this so much! While the painters were working we also had a termite inspection and contractor come over to look at something in the kitchen- David's team had no problem with this and were very accommodating. The only room we didn't paint was the kitchen.. when we decide what color we want we will definitely be giving James Lee another call. If you want a no hassle experience & beautiful professional paint job for a very fair price these are the painters you should hire.

The total amount the customer pays you, minus all of your expenses is what you are left with – this is your pay. We don’t care about the initial startup expenses, we care about the expenses per job. These costs per job include the materials, the labor, and any other other non-reusable materials you use on the job. It could also include any marketing expenses you incurred to get this customer.
My wife and I just painted the interior of our house with about 6-8 gallons, of $30+ per gallon (meaning the good stuff, non-diluted) with absolutely fantastic results. However we just paid an average of $5 per gallon. Reason...all big box stores have paint, set aside, that has been mixed but not picked up by the customer. They need to sell it quick and if you're not in a hurry (you know well in advance that a room or two need painting and it's not like the roof leaking and needs an immediate fix) you can go to each store when you need other supplies or food, like Walmart (when convenient, driving 20 miles to each is not worth it) and over the course of a month or two, pick out some very nice colors of quality paint. We found perfect colors...not saying they were our first choice but when we opened the can, very nice and some even better than our original picks. Cost to paint the entire house was about $100, with all materials included, period. We had it on the market for a few months to sell, didn't sell, painted the rooms, got 2 offers the day after we finished, took the best one and never looked back.

Painting your house is one of those maintenance projects that most homeowners undertake at some point, whether it's the outside or the inside. With the exception of hardened DIY-types (you know who you are!), just about all homeowners will hire painters at some point—whether to prepare their home for moving in, or for a sale, or perhaps to kick off a remodel with a new color scheme.
Painters often tint primer close to the color of the top coat, but Wallis thinks that's a recipe for "holidays," or missed spots. Instead, he tints his primer a contrasting color. "If I can see the color coming through, I know I need to apply more paint," he says. On the cottage shown in this story, he chose a gray-blue primer to go under a peach top coat.
I am a project manager who hires contractors all around the country. When it was time to paint my house, I did what I always do and looked for 7 bids. I used Angie's list for references since I am new to the area and never had to hire a painting contractor. I chose Distinct Painting because during the bidding/interview process I was impressed with Kane's attention to detail, enthusiasm, and pride in his workmanship. After working with him on painting my house, I was not disappointed. We had never had to paint a house so we were not too sure how the colors would look or even what color to put in what location. Kane placed the colors on the house in locations we thought we wanted them and allowed us to look at them for a couple of days so that we could decide how we wanted the house painted. He worked with us on the color scheme and even added a nice accent strip of paint that really gave the house that special look. The quality of the work is incredible. My shed which was real worn, looks brand new! He took his time painting. He used 2 coats of paint and even took an extra day just to make sure all the touch up work was done to our satisfaction. There are permanent features of the home that have their own colors which cannot be changed when painting the exterior of the home but can have a dramatic satisfaction level that is experienced when the painting is completed.  Roofing shingles, paving blocks, concrete surfaces, stones and other such features are prime examples of the colors that should be considered when selecting your exterior color scheme for the home.  Homeowners can work off of these colors to make a home that looks uniform and luxurious when the exterior painting is complete.

It is often necessary to have a rental property painted -- whether it's to make it your own before you move in or to clean it up for someone new when you move out. If you're lucky, all your house may need before repainting is a good, healthy bath. Wash it down with a hose, and go over stubborn dirt with a scrub brush and warm, soapy water. Or wash it down with a power washer. If you're not so lucky, then you just have to face the fact that a time-consuming and dirty job lies ahead of you. Do the job well, and your paint job will not only look better, but it will last for five to eight years on average.

The Coordinator. This person will care for the needs of the rest of the workforce, fetch drinks, make sandwiches, make runs to the store for last-minute needs, cook (or arrange) lunch and dinner, make phone calls, get directions, wash brushes, etc. Don't underestimate the need for this key person! When not gainfully employed, he or she can do some rolling.


Depending on just how dirty the outside of your house is and on the house's size, there are two ways to approach this job. If you live in an average-size house, use a garden hose with a carwash brush attachment to bathe the big areas. For caked-on dirt, use a scrub brush or a sponge and a pail of warm water with a good, strong household detergent in it. Work from the top down, and rinse all areas where you scrubbed with water.
